Evidence control for professional deal teams

Every fact sourced. Every issue owned. Every decision documented.

DiligenceControl is an evidence-control platform for acquisition and lending teams. You bring your own deal documents. DiligenceControl organizes them, ties each fact to the document and page it came from, surfaces missing and conflicting evidence, assigns outstanding issues, records human reviews and approvals, and assembles an Evidence Package you can hand to a partner, a lender, or a committee.

The sample deal is fictional demonstration data. Do not upload confidential documents into the demo.

What DiligenceControl does

Deal diligence fails on small things: a rent roll that disagrees with a marketing package, a debt assumption with no term sheet behind it, an inspection everyone assumed someone else had ordered. DiligenceControl makes that state of affairs explicit.

  • Organize the documents a counterparty actually sent you, by requirement and by version.
  • Record each fact with its value, period, source document, page reference, and supporting excerpt.
  • Separate what a document says from whether it has been reviewed by a person.
  • Turn every gap or conflict into an owned issue with a due date and a status.
  • Produce a package that documents the evidence and the open questions together.
You keep the decision

DiligenceControl does not find deals, recommend investments, rank the best investments, make lending decisions, or promise returns. It does not tell you whether a deal is good.

It records what your documents say, what is missing, what conflicts, who owns each open question, and who reviewed what. Underwriting judgment and the decision to buy, lend, or walk away remain entirely yours.

“Source-confirmed” means a value matches the document cited at the location cited. It does not establish that the underlying statement is true.

The workflow

  1. 01

    Upload

Bring your own deal documents and organize them by requirement and version.

  2. 02

    Review evidence

Each field carries a value, a period, a source document, and a page or table reference.

  3. 03

    Resolve issues

Missing and conflicting evidence becomes an exception with an owner and a due date.

  4. 04

    Record approvals

Reviewers accept or reject an evidence review or an issue disposition, and it is written down.

  5. 05

    Export

Generate an Evidence Package snapshot that shows open and deferred issues, not just the good news.

What you get

Evidence coverage
A per-deal checklist distinguishes received, missing, and reviewed documents so a gap cannot hide behind a full-looking folder.
Source references
Every recorded fact points to a document version and a page, section, or table, with the supporting excerpt attached. Open the source directly from the evidence row.
Exception ownership
Conflicts and gaps get a named owner, a severity, and a due date. Deferring an issue requires a reason, and deferred issues stay visible.
Change review
When a revised document arrives, the old version is preserved, changed fields are highlighted, and affected prior reviews are marked for re-review.
Evidence packages
Assemble a printable package with coverage, key fields, proof labels, calculations and inputs, open issues, approvals, and a document version list.

See it on a fictional multifamily deal

The demonstration workspace contains a 48-unit sample deal with a rent roll and an offering memorandum that disagree, a T-12 that reconciles, missing debt terms, and a missing inspection report. Work the conflict, record a review, and generate an Evidence Package.

Pricing is not published yet. We are still validating it with deal teams.
